Real estate has been the silent wealth machine of the rich for centuries. Billionaires like Donald Trump, Robert Kiyosaki, and Donald Bren know exactly how to leverage it to build long-term wealth.

Real estate is tangible. Unlike stocks, which can crash overnight, or businesses that can be wiped out by bad decisions, land and properties appreciate over time, especially when they are strategically located.

But here’s the thing: Real estate is built on strategy. When the strategy is right, you can create a winning technique that builds massive wealth. But when it’s wrong, no technique will save you.

With the wrong strategy, you’re heading for a pitfall, which means you could lose your profit, or worse, lose it all.

But, before we begin, let me make something clear:

Real estate is not a get-rich-quick scheme. It requires time, patience, and dedication. Technique 1: Land Banking

Land banking is powerful if done right. But, let’s face it, many people do it wrong. Land banking is the act of banking your money on land for future profit. It’s made and broken people, but it never fails those who are strategic.

I once had a conversation with someone who owned several plots of lland ut had no clear future plan for those properties. In my opinion, that’s pure gambling.

How is it gambling? Because without physical possession plus solid documentation, your investment is at risk. More than 60% of land bankers don’t even have proper documents, and by the time they try to perfect it, it’s too late; they find out they “bought wrong.

Many investors fall for hype instead of value, letting their emotions drive their decisions. They buy properties with the hope that the value will appreciate in the future and they will make a profit, and 20 years later, they realize that the property they bought still has no strong use case, and as a result, their money is stuck. The gamble simply failed, and most times, the land will never have real value in their lifetime except if they want to convert it into a farm.

If you’re not strategic, land banking can lead to disaster. But if done right, it’s a great investment strategy, especially in high-demand areas like Lagos, Nigeria.

Technique 2: Residential Rentals (Long-Term and Short Let)

There are two major ways to generate rental income from residential properties:

1. Annual Rentals—passive, steady income

2. Short Let—Higher income with active management

Here’s the difference:

• Annual rentals are stable but yield less.

Short lets involve more work but can earn you significantly more.

For example, a 3-bedroom apartment in Lekki Phase 1 might rent for ₦7M annually. But with short lets, it could rent aat ₦250Kper night.

Imagine fully booking it for 365 ddays;that’s ₦90M in a year!

Of course, full occupancy is rare, but with good marketing and management, you could easily hit 200 days and make ₦50M+ annually.

I made a video on short let’s over a year ago, and due to inflation, you’re now looking at 2-3x more than what I estimated back then. This proves that real estate wins, even with inflation.

Technique 3: Commercial Leasing

Owning and renting out commercial spaces is one of the most underrated ways to build passive income.
Those empty plots, just sitting there, waiting for land appreciation, could be doing a lot more. They could be working for you. Earning, growing, and producing steady cash flow, and here are a few ways to turn them into goldmines and income-generating assets rather than waiting for capital appreciation alone:

  1. Car sales lots or car washes—perfect for high-traffic, busy areas.
  2. Agricultural leasing—In remote or semi-rural zones, farmers and agribusinesses are hungry for land.
  3. Event space rentals—Open land transforms into venues for weddings, parties, and corporate events, with minimal infrastructure.
  4. Office spaces or shopping complexes—Develop commercial land or restructure old buildings into shops or office units and earn steady rent from multiple tenants monthly.

One very smart way to make money is by creating co-working spaces for startups. It’s in high demand and can generate huge cash flow if located strategically.

Technique 4: Real Estate Flipping

Real estate flipping refers to buying and selling properties for profit. While I prefer holding onto properties, flipping can be a great option if you love quick turnoverfor profit. You also need to learn how to conduct detailed due diligence to succeed as a real estate flipper.

Here are three ways to do it:

  1. Off-Plan Investments—Buy off-plan properties at a discount before completion, then sell at completion for profit.
  2. Fix and Flip—Buy an old house, renovate it, and sell it for a higher price.
  3. Hold and Sell—Buy properties in fast-developing areas, wait a few years, then sell for profits.

Pro tip: To succeed in real estate flipping, you must either master the art of finding great deals or partner with someone who can. Otherwise, you’re not investing… you’re gambling. Only commit to projects you truly believe in. That way, if delays hit, you can still benefit from capital appreciation or rental income while you wait.

Technique 5: Real Estate Equity

One of the easiest and most beginner-friendly ways to invest in real estate is through real estate investment trusts (REITs).
With REITs, you don’t need to own or manage a property; you simply buy shares in a fund that invests in income-producing real estate.

Think of it like owning a piece of multiple buildings, like malls, offices, and apartments, without lifting a brick or dealing with tenants.

In Nigeria, two popular REITs include

  1. UPDC REIT—A diversified fund that invests in residential and commercial real estate across Nigeria, providing consistent rental income for shareholders.
  2. Union Homes REIT—Focuses on long-term residential housing projects and offers returns through rental income and property appreciation.

But here’s the reality most people don’t talk about…
REITs in Nigeria have only delivered an average return of 3.9% annually over the past five years at the time of writing this. That’s barely enough to keep up with inflation, let alone build real wealth.

Meanwhile, some private real estate investment companies are offering 30% to 40% annual returns.
That might be high,
but here is the catch…

Scammers are also flooding the space, taking advantage of unsuspecting investors chasing quick profits. That’s why due diligence is everything. With detailed due diligence, you can cut through the noise, spot the red flags, and secure real opportunities that deliver real results.

So why settle for 3.9% when you can get more?

With detailed due diligence and just ₦10 million, you could be earning ₦3.5 million profit every year through direct investment, reinvesting your profit for compound growth, or withdrawing your returns and reinvesting your capital. The choice is yours.
